The secret to earning quick, tax-free cash on your home

I love this time of year... The cherry blossoms in D.C., the Masters golf tournament in Augusta, and my favorite of all... tax time. Seriously.

Most people don't believe me when I tell them how much I love doing my taxes. But I do. I love the complexity and ever-changing rules. It's like one big springtime crossword puzzle. (I once had a grad school prof tell me if you understand taxes, you'll always have a job - and so for love and a little bit of job security, I continue my studies.)

My favorite strange and random-seeming loophole in the U.S. tax code is what I call "the Masters exemption." In fact, I drove home to Augusta last week to spruce up my house and take advantage of the tax break.

It's no secret, visitors flock to Augusta every year for the tournament. Many years ago, the very wealthy course owners called their buddies in D.C. and, in exchange for the incredible hospitality of the locals, convinced the federal government to exempt two weeks (technically, 14 days) of rental income from a home every year.

You heard it right. I rent my home for the week of the Masters and recoup nearly four months of mortgage payments, all tax-free. (In fact, it's technically not an exemption at all. The IRS classifies the rent "non-taxable income.")

It's an incredible deal, and it's not just for landowners in Augusta. You can take advantage of the Masters exemption anywhere. So if you have a nice second home, consider renting it out for two weeks every year. I know people who earn enough money every year to pay for the yearly property taxes and upkeep on their summer homes.

By the way, I did find a renter for my home this year. But apparently, I got lucky. Big businesses, which normally buy a lot of tickets to the event, have cut back spending so much that several Augustans couldn't find renters for their homes... One friend of mine, who normally gets $12,000 for his home, got nothing this year. Mmmm... I forgot to ask him if AIG was last year's renter.
